Burkeway Homes Ltd. has placed a planning notice at the Truskey East site, and the application has been advertised in the Irish Times. The builders are seeking to construct 197 homes, consisting of detached, semi-detached, and terraced houses, duplexes, and apartments.

PLANNING AND DEVELOPMENT (Housing) and Residential Tenancies Act 2016 Planning and Development (Strategic Housing Development) Regulations 2017. 

 

Notice of Strategic Housing Development Application to An Bord Pleanála.

Burkeway Homes Ltd intend to apply to An Bord Pleanála for permission for a strategic housing development at Trusky East, Bearna, Co Galway. 

 

The development will consist of the demolition of existing outbuildings and the construction of 197 new dwellings comprising:

 

  • 2 x 4-bed detached dwelling houses (Type 2)
  • 1 x 4-bed detached dwelling houses (Type 2A)
  • 5 x 4-bed detached dwelling houses (Type 4)
  • 3 x 4-bed detached dwelling houses (Type 4A)
  • 12 x 4-bed semi-detached dwelling houses (Type 5)
  • 3 x 4 bed semi-detached dwelling houses (Type 5A)
  • 1 x 4-bed semi-detached dwelling house (Type 5C)
  • 1 x 4-bed semi-detached dwelling house (Type 5D)
  • 1 x 4 bed semi-detached dwelling house (Type 5E)
  • 31 x 3-bed semi-detached dwelling houses (Type 6)
  • 7 x 3-bed semi-detached dwelling house (Type 6A)
  • 4 x 2-bed two storey terraced houses (Type 7)
  • 2 x 3-bed two storey terraced houses (Type 7A)
  • 16 x 3-bed two storey terraced houses (Type 9)
  • 6 x 3-bed two storey terraced houses (Type 9A)
  • 12 x 3-bed two storey terraced houses (Type 9B)

 

A total of 10 apartment blocks are also proposed, ranging between three and four storeys in height, and which contain a total of:

 

  • 9 x 1-bed apartments 
  • 51 x 2-bed apartments
  • 6 x 3-bed apartments.

The apartment blocks also contain:

  • 24 x 3-bed duplex/own door apartment units.

 

The proposed development includes the construction of: 

a single storey multi-purpose community room

3 x vehicular and 4 x pedestrian link bridges

Visitor parking areas

Bicycle and bin storage areas

Public realm landscaping, including shared public open space and public lighting, decommissioning an existing wastewater treatment plant, provision of all associated surface water and foul drainage services and connections, ancillary to the residential development, pedestrian, and vehicular access from the L-1321 via the Cnoc Fraoigh development located immediately west of the proposed site as well as all associated site development works and services. 

 

The application contains a statement setting out how the proposal will be consistent with the objectives of the relevant development plan and local area plan. The application may be inspected, or purchased at a fee, not exceeding the reasonable cost of making a copy, during public opening hours at the offices of An Bord Pleanála and Galway County Council.

Any person may, within the period of five weeks beginning on the date of receipt by An Bord Pleanála of the application and on payment of the prescribed fee of €20 (except for certain prescribed bodies), make a submission or observations in writing to An Bord Pleanála, 64 Marlborough Street, Dublin 1, relating to the implications of the proposed development, if carried out, for proper planning and sustainable development in the area or areas concerned, and the likely effects on the environment or the likely effects on a European site, as the case may be, of the proposed development, if carried out. 

 

Submissions or observations duly made will be considered by An Bord Pleanála in making a decision on the application. Such submissions or observations must also include the following information: (a) the name of the person, authority or body making the submission or observations ,the name of the person, if any, acting on behalf of that person, authority, or body, and the address to which any correspondence relating to the application should be sent (b) the subject matter of the submission or observations, and (c) the reasons, considerations and arguments on which the submission or observations is or are based.

 

An Bord Pleanála may grant permission for the strategic housing development as proposed, or may grant permission subject to such modifications as it specifies in its decision, or may refuse to grant permission for the proposed development. 

 

An Bord Pleanála may attach to a grant of permission such conditions as it considers approporiate. Any enquiries relating to the application process should be directed to the Strategic Housing Development Section of An Bord Pleanala (01 8588100). A person may question the validity of a decision of An Bord Pleanála by way of an application for judicial review, under Order 84 of the Rules of the Superior Courts (S1 No. 15 of 1986) in accordance with sections 50 and 50A of the Planning and Development Act 2000 (No. 30 of 2000) as amended.
